Charter Hall Social Infrastructure REIT (ASX: CQE) stands as Australia’s foremost listed property vehicle, focused entirely on investing in social infrastructure assets that enable essential services for communities. Its portfolio spans early learning centres, higher education campuses, healthcare and life sciences facilities, and government service assets, providing stable and defensive income streams. As at 31 December 2025, the REIT owned or had interests in more than 300 properties valued at over AU$2.2 billion, with a long weighted average lease expiry of 11.4 years and occupancy of 99.6%. The portfolio benefits from inflation-linked rental structures, predominantly triple-net leases, and high-quality tenants including government bodies and leading education providers. During the first half of FY26, CQE delivered strong earnings growth, supported by accretive acquisitions, active divestments of lower-yielding assets, and solid rental uplifts from market reviews. A strengthened balance sheet and extended debt maturity profile further underpin its capacity to deliver sustainable distributions and long-term capital growth.
