Lifestyle Communities Signals Reset Year as Market Conditions Improve

Lifestyle Communities Limited (ASX: LIC) used its 2025 AGM to outline a strategic reset in response to a challenging FY25 and regulatory impacts from a VCAT decision affecting site-agreement provisions. Despite early softness in customer sentiment, net sales recovered strongly in the second half, with 98 sales compared to 41 in the first half, and 93 new home settlements already completed this year. The company reduced unsold inventory from 359 to 269 homes, improved operating cash flow by AU$119.8 million, and lowered net debt to AU$338.3 million through targeted land sales.

A refreshed strategy focuses on becoming the preferred downsizer option, enhancing homeowner experience, and restoring capital discipline. FY26 is positioned as a “reset year” before growth acceleration in FY27–FY30. LIC also plans to introduce a new ‘No Exit Fee’ option in Q3 FY26 to offer buyers more flexibility as the Victorian housing market shows early signs of recovery.
