Centuria Industrial REIT HY25 Financial and Operational Performance Summary

Centuria Industrial REIT (ASX: CIP) is Australia's largest pure-play industrial real estate investment trust (REIT), managing high-quality industrial assets across key metropolitan locations. In HY25, CIP achieved strong financial performance with $56.6 million in Funds From Operations (FFO) and an 8.9 cents per unit earnings distribution. The portfolio saw 6.4% like-for-like net operating income growth and an AU$47 million valuation gain. CIP maintained a robust balance sheet with 33.5% gearing and 85% hedged debt. Leasing activity was strong, securing 79,000 sqm of agreements with 50% positive re-leasing spreads. Strategic divestments worth AU$60 million exceeded book value, and development projects worth AU$60 million commenced, contributing to an AU$1.1 billion pipeline. CIP remains well-positioned to capitalize on industrial market tailwinds, driven by urban infill demand, e-commerce growth, and supply chain onshoring. The company reaffirmed its FY25 FFO guidance at 17.5 cents per unit and distribution at 16.3 cents per unit.
